Developing opportunities for the City's residents... leaving a legacy of generational wealth through home ownership.

Legacy Labs

Our unique business incubator tailored to specifically cultivate new and growing entrepreneur developers in Kansas City by focusing on individuals and organizations dedicated to small-scale investment projects in the City.

Over the past year, Legacy has developed an ambitious initiative to diversify housing options and increase the availability of quality affordable housing units in Kansas City. We have also gone a step further to develop opportunities for the City’s residents to create a foundation and leave a legacy of generational wealth through home-ownership. Our forward-thinking model calls for a symbiotic approach between residents and incremental real estate developers that sees developers create much-needed housing spaces for the City’s affordable population; an occurrence that would in turn spur additional demand, fueling the development of additional properties.

Prospect

The renovation of an office building and its surrounding lot in Kansas City’s urban core that will serve as an office building and center for real estate improvement programs for City residents and contractors.

Phase 1

The renovation at 6815 Prospect is the first phase of a larger project to develop 30,000 sq. ft. into commercial and residential space. "The Integrity Rehab Center”, is a remodeling of an office building for Legacy’s affiliate property management company, Integrity Capital Management, and will serve as a center for various real estate rehabilitation programs centered on the maintenance and improvement of homes. The site at 6815 consists of an office building, a workspace, and several garages.

  • Remodeling and reconfiguration of office building interior and exterior.
  • Restoration of automotive garage area to accommodate automotive operators.
  • Converting garage bays into training and demonstration areas for The Rehab Center's program.

Our intent is to use The Integrity Rehab Center to facilitate some of Legacy’s signature initiatives in Kansas City. The Center focuses on 3 initiatives that benefit various real estate interest groups:

  1. Homeowner Readiness — Equips aspiring first-time homeowners transitioning from short-term living arrangements with the knowledge and readiness to be successful homeowner starting on Day 1.
  2. Home Improvement — Supports homeowners’ desire to build equity through rehab projects by hosting workshops on home improvement and home rehab programs.
  3. Contractor Workforce Development — Equips real estate contractors with the skills needed to fulfill a variety of rehab needs for single and multi-unit properties using Integrity Capital Management’s highly rated service delivery methodology.

This first phase remodeling will allow Legacy to deliver on one of its goals to help families build generational wealth through real estate, while also educating urban residents and contractors to maximize their properties and their craft.

Phase 2

The development at 6815 Prospect builds on the site’s first phase to remodel the site’s office building and garages by further building on 30,000 sq. ft. of space to create a mixed-use building with anchor tenants, additional office space, and new residential apartment units.

This two-story, 8,000 sq. ft. building will be the center of operation for Emerging Builders, a nonprofit based in Kansas City that “creates opportunities for Women, Black, Indigenous and People of Color in the construction trades.” The building will also house CoBuild, Inc., a general contracting construction company that focuses on residential and commercial construction and sits “at the intersections of affordable housing and job training”. General office space and amenities for individuals, businesses, and other organizations such as conference room and event space rentals will also be offered.
